The Building Manager is responsible for maintaining a safe environment with proper lighting, signage, and disability access. Drafting and updating emergency plans and evacuation procedures. They also oversee security, fire prevention, and other safety systems, as well as schedule regular building maintenance and janitorial services.

Responsibilities:

  • Manage the owner/tenant experience end-to-end including overall building maintenance, repair, move in/outs, inspections, owner/tenant relations, and administration/ paperwork;
  • Cleaning and maintaining of the buildings, common areas and vacant suites to a presentable manner and clean order;
  • Collect, deposit and record all rents;
  • Maintaining tenant records and files;
  • Preparing and showing suites to show to prospective tenants;
  • Report and keep close communication with Property Manager;
  • Deliver and post notices as per Property Manager;
  • Ensure that the appearance and physical aspects of the building meet owner established standards through performing general repairs, maintaining grounds, and performing routine site and safety inspections, and communicating concerns and requests to the Property Manager;
  • Coordinate work activities and services from vendors and other contractors as needed and identifying needs, supervising contractors, and ensuring open communication between contractors, owners, and project team members;
  • Complete various administrative tasks and performs other duties as assigned or as necessary;
  • Respond to resident enquiries, complaints, emergencies, provides information/clarification as required and takes appropriate action at all times during their work week;
  • Perform various inspections on a regular basis i.e. boiler rooms, fire alarm logs, security systems, etc.;
  • Report any bylaw infractions, vandalism, damage, or security concerns promptly to the property manager.
  • Prepare and protect elevator for move and inspect areas for damage;
  • Program interphones;
  • Program fobs;
  • Check fire panels and equipment regularly;
  • Check mechanical rooms;
  • Check perimeter entrances daily and ensure all are working properly;
  • Check the garbage/recycling area on a daily basis and keep the area well organized. Hose down garbage areas and recycle bins weekly or as needed. Pull bins out as necessary, and put back when emptied;
  • Attending to all emergencies related to the Building at any time;
  • Preparing Incident Reports related to accidents, altercations and damage to the property and/or other applicable incidents;
  • Comply with regulations as contained in the Residential Tenancy Act.
  • Other responsibilities, as required.

What you bring:

  • Bachelor's degree in real estate management, or a related field, Real Estate designation such as an RPA or FMA or trade qualification in electrical’ HVAC or plumbing or combination of experience and training. 
  • Minimum of three (3) years of related experience.
  • Knowledge of relevant laws, regulations, and building codes.
  • Excellent project management and negotiation skills.
  • Good communication and customer service skills.
  • Strong critical thinking and problem-solving skills.

The origins of Madison Group date back to 1967 when, as teenagers, founding shareholders Sam Grippo, Sam Joe and Ray Nakatsu purchased acreage in Mission, BC, setting the stage for a career in identifying valuable investment opportunities, taking some calculated risks and having a long-term view to create value.

The Madison Group was unofficially formed in 1973 with the purchase of ‘The Madison’, a multifamily apartment building on Vancouver’s West Side. Additional partners were brought into the Group throughout the 1970s, and then in 1976, the Group was officially formed upon purchasing its first operating business, Armature Electric. Armature is still owned by the group to this day, and the industrial division in which Armature sits spans 10 companies with over 600 employees across Canada.
